Oh f**k f**k F**K !!
 Boilers KNACKERED !!
 Got no heating or hot water as they had to turn it off as the burner is so cracked it could of exploded and taken us with it literally!!
 The gas inspection people spoke to Moorlands housing and so did I and we now have FOUR oil filled heaters on loan and emergency gas engineer is coming from Moorlands housing tomorrow afternoon to assess it for replacement boiler/repairs !!
 Can use gas fires, cooker and shower - sh*t sh*t SH*T !!

Got no chance it being repaired tomorrow Ray - they on about a new boiler/system etc :(
Boiler is an old Baxi mum had put in 27yrs ago so shouldnt complain and LUCKILY Moorlands housign adopted it all a few yrs back so we dont have the responsibility or cost s to sort out :o
They did say it should been picked up on when they housing people did the thermo-couple a few mths back >:(
BUT christ almighty the burner is cracked nearly all the way around and if it had gone completely we woulda gone BANG :o :o :o

I had a ring explode on my electric cooker while the Christmas dinner was a work in progress once... thankfully I knew how to make the cooker safe to use with 3 rings, so with a new fuse and a bit of juggling dinner was served on time...

I'm glad your boiler packed up now rather than Christmas Eve Donut - you might have waited a fortnight for a visit!

Hopefully swapping in a new one won't be too much of a trauma, and they get it sorted quickly.

Emergency gas/plumber has been with the replacement 4th heater as one had cable exposed :o
And has offered some reassurance about how much work would be needed (he thinks we should be able to keep the radiators and stuff and just get the boiler done all being well) :)
But still gonna be a messy and dirty job and DEFO wont even be done till next week as tomorrows visit is just for an assessment on needed work :o

They won't replace any more than they absolutely have to, because it's fekkin' expensive to do... that works in your favour this time!

Assuming the rest of the system isn't leaking - and you'd know if it was - then there's at least a 95% chance only the boiler will need replacing.

New combi-boilers are so much more efficient this problem will turn out to be a blessing in disguise, because you'll save a fortune on your gas...

To put it very politely we are bloody stufffed :(
Need a new boiler and ALOT more work done :-\
Gotta have access to every radiator in the house so gotta pay handyman to try clear radiator in the spare room at the least :o
We get to keep the radiators but they need to do some stuff to them :-\
I wanta kill mum but what's new - she doesn't even want to acknowledge how this is going to affect either of our health and just wants to ignore it which doesnt work >:(
Basically could take a wk just to get all the parts we need and not even to DO THE WORK when that starts :(

Well, that week is your opportunity to get a bit organised to minimise the impact... as you say, you need access to all the radiators - but you also need to make sure you've got plenty of goop for your nebuliser because, as you say, it's inevitably going to have an impact on your breathing.

It's worth making sure your doctor is aware too, so that if you do take badly they know what they're dealing with... you may not be in a position to tell them at the time and it could save them attempting to treat the wrong problem.

Do you have any of those dust-masks they sell for decorators doing sanding? The disposable ones are very cheap, and a pack of them will save you a lot of discomfort by keeping that dust out of your lungs... it's worth looking like Hannibal Lechter for a day or two if it helps avoid a lot of pain, isn't it?

OMG just spoke to a manager and they have pulled out the stops - IF they can source the boiler Monday they will do it Monday now - if not they will help us with the running cost of the heaters so that they can be left on to heat the house properly :)

Was up most the night Babs and just tried to tackle spare room and set my lungs off but cleared enough room for them get at the top of the radiator to power flush it (the minimum work that one may need) BUT handyman is coming later this morning to see if he can help any further :o
Afraid to say we have one room thats the junk room and THATS it :(
In sooooooooooo much pain right now Babs even my morphines aint touching it :o

I must have a very strange metabolism, because Sudafed doesn't touch me at all, it's Dihydrocodeine that makes me go whizzing right off my head... when it's supposed to make you drowsy.  ::)

I've yet to find any form of strong pain-relief - legal or otherwise - that doesn't make me hyper. I can't use any at bed-time - so if I'm struggling I must choose between pain, or being awake all night with less of it.

But my dose on my 2x morphines is watched closely and upped/lowered if and when type of thing :)
Been on a steady dose for a while now and its taking the edge off but thats it :(
My pain team WANT you to feel some pain - but as I say to them "its me who has to decided what my limit to live with is" :o

The weird one with me is caffeine drinks and pils MAKE me sleep :o :o

Sudafed if I take ti after 2pm will keep me up and I took 2x doses after 7pm last night so I was basically stuffed for sleep :(
Took some stamped images to bed and coloured them with my promarkers and watched a film on my freesat (world trade centre) :)
Gave up around 5.30am and got up and tried use the energy in spare room but done my lungs in and pain levels are out of control  :bf: :bf:

Still done what I can instead of leaving it all to handyman desptie making me ill but mum even slept through me throwing stuff around lol apparently she thought it was thunder  :pa

Tried to help the handyman as much as possible and we have cleared a chunk (actually more handy man) of the spare room 2/3rds I think and there is full access to the radiator :)
He coming back later or tomorrow to get rid of a load of garden rubbish too :)
I have to work on me bedroom and livingroom slightly tomorrow (within my health limits) ;)
But otherwise we done what we can to get ready for the workmen :o

Thats it - just killed myself off and got my bedroom radiator cleared and my living room radiator cleared :) Thats ALLLLLLLL radiators accessible ready for the workmen ;) Lungs hate me and just taken my morphines as in so much pain now but am proud of what little part I have played in gettting ready :D Handyman is back tomorrow to shift the last of the rubbish - so grateful to him and his friend for helping out :)

Now just tea to stick in over at 4pm :)

Yikes Donna, you have been 'through the mill' haven't you!

At least heating is something we don't have to stress about - just a 13 Fin oil heater for couple winter months. But....... our Electricity is so expensive now, I retire to bed with couple hot packs when I'm cold! And I use the 'free' solar heating streaming through window next to my bed in Winter and it gets so hot have to pull curtains!

I think our heat would be the end of you - just have heatwave - around 35 Celcius for 3 weeks on the trot  and so hot at night you can sleep in the noddy with no covers!

Thanks hun but not sorted Kitty yet they trying source the new boiler tomorrow and hoping if they can get it they are planning starting tomorrow but will be few days I think as the power flush should take 5hrs is done correctly apparently :o

Just thought the boiler/housing peeps will need access to electric cupboard too when they do the work so just sorted access to that :( Can't think of out else now at least ;) Gone through every room checking access and they can get at everything :) Now they had better source the flippin boiler tomorrow >:(

Not much fun when the boiler breaks down.................a few years ago ours did, a week before Christmas. We could sometimes get hot water, but no heating, and it was ruddy cold outside too.
However, our Housing Association had blokes out for the repair in a couple of days, and we just made do until they fixed it.
Not happy days though, but we weren't sort of incapicated with medical problems like Brains, so it wasn't quite so bad for us, rather just a bit of an inconvenience.
I was rather glad that it happened when it did, rather than perhaps a few days later nearer to the 25th.

We basically got told that cause we've got an old Baxi (27yrs old like old) :o
That if the burner had cracked a TINY bit more and broken through it woulda blown
everything up - now thats scarey  :bolt:
Still CAN'T think of anywhere else they will need access to and done a walk through now

Have now cleared ALL radiators (both ends on most as they weren't fully blocked and fully cleared the spare room one), electric cupboard and the back access to the house (thanks to handyman)  :-*
Housing bloke who assessed said they would do cock loft, coal shed where boiler is and the hot water tank cupboard
but what I need to ask is there ANYTHING else we need to clear now  :yup:
Gone through each room and what they told me needed to be accessed IS accessible  ;)
Stop tap is also acessible :)

Can I relax now and just wait for them  :-[

You might get a bonus here... if you have a hot water tank, the old boiler isn't a 'combi' type.

Modern boilers don't usually use a hot water tank (they heat the water on demand) so they might take that away - which will give you a heap of extra cupboard-space.

Thanks Richard yep already checked that out - they going to bypass it - IF they can take it out without wrecking the bathroom they will BUT otherwise they going to bypass it and leave it in the cupboard :)

But least we have cleared what they asked us too  ;)

Having new combi but thats about all I know :o
Possibly TRVs now we cleared the radiators and a magna cleaner or filter (whatever it is called) fitted and power flush :)
I know realistically this is going to take days if not all week knowing  our housing people  :bolt:

Trying think positive but someone elsewhere keeps giving me the worse case scenario and that really isn't helpfull right now to the situation or our health and stress levels  :lipsx:

Going think of something for lunch then do some crafting to relax ;)

If you've never had a combi before, they're great.

You don't need to wait for the boiler to heat a tankful of water - the boiler heats it as you use it, like a giant version of the geyser some people have over the sink.

You can set how hot you want the water to be, and it'll automatically vary the gas-burner to maintain that temperature regardless of how fast or slow you run the taps.

On some of them, you have completely independent control of how hot the radiators get too, so you can have them run very hot for a short time, or not so hot for a little longer if you need to avoid radiators getting hot enough to burn your ass etc.

The timer-switch is normally built in to the boiler so you can do the time anyhow you like in 15-minute increments... much better than the twice-on, twice off times you used to get years back.  :)

Back in February Medina Housing replaced our 15 years or so old boiler for a combi job.
I have noticed the difference because the hot water comes through a fair bit quicker than the old one, so I am guessing that the gas used for the heating and hot water use, should be cheaper than previous years, and this coming winter should give me a clue.

I've not read this thread from the start, but doesn't your housing association do a gas safety check each year, to test the boiler and gas cooker...if you have one ?.

Crap thing is apparently it woulda been like that for a while and shoulda been picked up on either at repairs this last yr or at least the last gas safety check but this bloke was FIRST one to take boiler apart in yrs  :bolt:

Sorry, I should have re-read the thread from the beginning....... :blush:

It was either the next day of reporting it, or the day after. It was the diverter valve that had gone u/s, and fixing a new one solved the problem.

I am lucky in that Medina Housing (or Spectrum as they now call themselves) used to source their boilers from us (Plumb Centre) so getting hold a replacement boiler (if needed) would be easy if they had not in stock at their depot outside of Ryde. They employed a heating firm to deal with all boilers and replairs.
For a large organisation they are pretty well organised.
Our fixed boiled soldiered on until Feb this year when there was a general boiler replacement scheme for all of their housing stock.
Handy too being near Ryde, as if needed I can just pop up there to their office if I reckon a phone call won't do it, but rarely have to call upon their repairs people.

Plumbers gone :)
 Still no heating or ought but new boilers on the wall ;)
 But seems what we were told Fri has changed ALOT as they got a different type boiler that requires different type of work :)
 Plumber and gas man are coming tomorrow to get it up and running etc and plumber has to work out why since the heating/hot water has been off that we have sprung a slight leak somewhere near the hot water tank lol :o
 Whats brill though is we got a system boiler so get to keep hot water tank ;)
 Still now a plumber we know and trust is involved we are more confident but we dont get on with the gas man thats coming tomorrow but plumber will be here anyway ;)
 Oh well can't do ought else bar let it happen now :)

Easy... Heat expands... cold shrinks. Now the pipes are cold they can see the leak. When it heats up the metal swells and closes the hole.   ;D

Anyway... the rest of it seems on track and looking good. Back to normal soon!

The weird thing babs is what we were told would be done isn't whats being done
its actually what we thought would be done TILL the bloke came Fri and said the total opposite ;)
Its on track and barring ought else should be up running tomorrow evening :)
It helps having a plumber involved we trust as the gas man gives us the creeps and the
dog "hates him" :o

Hmmmmmmmm boilers comissioned and working but BOTH plumber and gas workman have jobs to do tomorrow :-\ Heaters are staying till they finished as may be teething issues :-\ Still alot to do but we do have HEAT :)

They also got come back next week to do the power flush :-\

Sorry babs not gone that smoothly at all :-\
They've had to do leaks by the hot tank (2 valves) and then fused the electrics during the comissioning stage :o
They leaving heaters till they (2x workmen in morning and 1x in the afternoon) and that they are sure the boiler is working as it should be :-\
Then next week its power flushing time for 5-7hrs with doors open and hoses on the stairs from the hot tank (they going  to have to use front door on the chain as can't shut Toby in one room with his heart condition) :(
Then during powerflushing they may cause more problems that need fixing :o
But will face that when they come do it next week :)

they ain't finished yet - the powerflushing could uncover problems we don't know about in the old radiators/pipes  :bolt:

the only thing that could been worse is them not picking it up till it had blown us up with it (old boiler)  :eek2:

its weird having a system that responds to the room thermostat so quickly :o
we have to keep checking theres steam coming out the flue/vent when its meant to have kicked in to check it is working as there is no other way of knowing really  :-[

sure we will get used to the way new boiler works but will be better once they done the timer control
(having a new manual one - again like for like) ;)

'Modulating' is the important word in that... it uses exactly the right amount of energy for the job you're asking it to do - and believe me, you'll see a huge difference in the amount of gas you use... if the prices remained the same you could expect to save 30% or more, so even after the current batch of rises you might still be better off.

And of course once the teething problems are dealt with you'll have a system that's much nicer to use.

The flushing and bleeding process will eliminate a lot of that - you can expect it to be as near as dammit silent in operation afterwards... just a click and a little 'whoosh' each time it lights up.

You may hear a few of the radiator pipes clicking a bit as they move around because obviously they'll expand and contract with temperature - the sound of the old boiler may have masked that before, but the new one will be so much quieter it might make it possible to hear things like that... it's normal and doesn't indicate a problem... it's just the same as your car engine ticking to itself as it cools.

Here, the only way you can tell the heating is running at all other than physically looking at the lights on the boiler is to feel a radiator - it's that quiet.

Ta richard - its more of a dripping water noise right now in the pipe to my living-room rad but they power flushing next week as they put a chemical cleaner in the radiators :) They all heating up good (rads) and can just hear a slight roar from the boiler when it is working BUT only when it kicks in a when standing close to coalshed door too ;)
The dripping noise is the same when I look at the boiler so think its just settling in to the system :)

Will learn to live with the sounds am sure - the old one ya could hear it roar from the toilet :o
Its defo kicking on and off itself ;) Yep can ya tell I checked lol
Am learning what the lights on boiler mean and this that and the other :)
Still should be shown it all properly tomorrow ;)

The wild weather outside woke me at about 2.30am, and I finally gave up any attempt at sleep and crawled out of my pit at 4am... we had gusts a little over 74mph then so it was getting rather noisy.

this afternoon  ::) OMG so had it with this but they hoping book power-flush
Weds (so they got Thurs/Fri to sort any issues that spring up - literally) as put
my foot down and dont want risk them arising and being left without heat over
weekend AGAIN ;)

We gotta be prepared babs as radiators and pipework are as old as the old boiler was and can be
very prone to pinpoint leaks being uncovered during powerflushing the plumber's advised :)
Better to know the risk that not ;)
But not neccesarily worried but better to do it in a week so IF by any bad luck we spring leaks
they have 2x days to fix it ;)
Plumbers done and dusted but is back Weds for all day power flush and inhibitor but Tony is loverly ;)

Builder come bricky (Daz) is here and now working but not sure about him as yet  :-\
Ted (gas repairs) is due this afternoon at some point - not sure when but he will turn up  ???

Tired and stressed and with a chest infection ontop of all this just need our house back babs :(

You will be better off in the long term if thye do change all the radiators & pipework
when our old boiler packed up about 3 years ago, the council did change everything. They decided the cost & aggro of changing rads & pipework was worth doing, because modern radiators are about 20-30% more efficient as well as having a modern boiler

I hagve just looked over my gas bills for the last few years and although they have gone  up dramatically due to price rises, the amount of units (KWH) used has dropped considerably since the new boiler came in.
On average we use between 30-40% less units all throughout the year. We have the heating on for roughly the same amount of time and we cook about the same.
Yes my bills have increased by 4% or so but the amount I use has gone down by 40%. If they hadn't changed everything, I reckon I would be paying double for my gas by now

Yes it was hassle changing it & they did it in January ( the coldest time) but didn't have any option as the old one had packed up

Unless issues are found during power flushing we are NOT having the rads/pipework touched :)
And then it will only be where they find issues :)
It is NOT practical at all for them to replace it all - our health issues will not withstand it :(
They are doing what needs doing by regulations and for safety but they have so far assessed the rads/pipe work as ok :)

All the stress has made Toby poorly and had to rush him to PDSA as emergency today :(
His heart meds been increased and a new one added :o
He is a lot more settled now but had collapsed hence the rush to the PDSA :-\
They think the stress has worsened his heart problems :(

Till WEDS house is ours until they do power flush and the timer swap :o
Lets hope their are NO MORE ISSUES then :(

Came to do power-flush yesterday and FLOODED the kitchen with
hot water with me directly underneath it :(

One point had NINE men including 2x managers here :o

Now got a plastering to be done and electrical work - also had to call the gas bloke back as he bodged the timer install but was oncall so he came back 6.30 last night to fix it >:(

Only good news is the radiators are FINE no pinhole leaks that we were expecting lol
Just one MASSIVE leak of the hot variety through kitchen ceiling  >:(

Babs if I wasn't close to killing Moorlands housing I'd laugh but the MESS
they have left us in is beyond a joke and there will be a formal complaint
and claim for damages going in with help of tenancy support worker  :(

Everything is CAKED in brown stinky crap despite a cleaning company
coming out twice yesterday :lipsx: All the electric stuff was tested for

OMG manager from Moorlands housing and the tenancy support worker
have been - most productive meeting we had :)
They have now seen and smelt the damage to the coffee machine mum uses,
hologen oven and the deep fat fryer and they are going to replace said items ASAP ;)
They are also going to cover the cost of the food stuff that got ruined 20 :)
Plasterers coming Weds AM and hopefully new light fitting will be done Fri next
week - hopefully to make things right before Xmas :-\
They also came with a food hamper in hand today too ;)

Still rather annoyed with them Richard despite them trying to replace the 3 items that the brown stuff and chemicals out of the water got into (sealed unit things like the tassimo and george foreman mini grill are ok) as only the plumber who got soaked by the same water upstairs that I got dumped on top of me - no-one asked me if I was ok yesterday at all they were running round after seeing if their employee was ok :(

I did mention a formal complaint over how the whole load of crap been handled (starting 2wks ago when the boiler was condemned) as I ain't happy - replacing the stuff is only ONE part the problems and if they think that solves the problem they may be surprised :-\

On-call housing repairs bloke just been (the same bloke who did the timer) and checked the ceiling for me and mum xx Apparently the bulging is where the ceiling tiles have got wet and are now drying out and expanding but ceiling looks safe enough till they are doing it Weds AM anyway xx He checked for any new leaks too and we aint got any thankfully xx Dehumidifer is doing its job well though and drying things out xx

Another friend had her washing-machine outer drum burst a few weeks ago - while she was out - and came home to the whole downstairs flooded, not only the carpets ruined but the wood-laminate flooring for the whole ground floor too... she needed a pair of industrial dehumidifiers running for two whole weeks day and night to get the screed underneath dry enough to be able to install a new floor.

Apparently it was like living inside a jet engine - and she was still hearing it two days after they were turned off  :o

She was rather glad she was insured...  :pa

Believe me ONE industrial dehumidifier is enough to deafen ya - kept me awake for 3 nights now :(
BUT bloke who checked ceiling has said to try turning the settings down so it will come one with humidity over a certain point only as its defo drawn out alot of the moisture - so its set to 6/7 now and not 10 - giving us some peace right now BUT if any wet patches appear we have to put it back to 10 :o

I got covered by contents of a large hot water tank and the central heating system PLUS whatever was in the power flusher :o Wuite alot of HOT water and crap :o

That crap was the whole reason for power-flushing it - the alternative would have been to replace ever pipe and every radiator in the system.

The leak and subsequent damage wasn't anybody's fault... it couldn't reasonably have been avoided.

The fault lies in not telling you to fuck off out of the way (as assertively as necessary because you were always going to argue the point, it's just the way you are) while they did it... because although the collapse and mess wasn't avoidable, it was foreseeable.

They should compensate you for any personal injury suffered... but they shouldn't have paid for any damage other than the actual ceiling as legally that's not their problem - that should be down to your own insurance.

Actually richard their own regulations say they have a duty of care to leave
the house and contents in the order they found (aka working order).
Also it is MOORLANDS HOUSING that have brought into it their pulic liability
cover/regulations as they have damaged property that did not belong to them.
They have messed around and ignored regulations ever since this started
with the boiler being condemned.

This is why a tenenacy support worker and the operations manager and
supervisor of works and also more managers have been brought into it via
tenancy support as their own regulations say they gotta sort it out.

Whether you think they should or not richard I dont care but they have a
duty of care and are liable for any damage they caused and they are the ones
pushing to replace the stuff they damaged as its their regulations they have
to follow.

You wouldn't but up with the crap they have caused richard so don't expect us too.

House is hopefully our own again for a little while (barring anything going wrong)  :yup:
Thankfully the kitchen ceiling is now patched and plastered - so far without anything major going wrong - slightly bigger area needed doing but not too bad ::)
The deep fat fryer they drowned has been replaced - just awaiting coffee machine and the halogen oven (will be replaced one way or another by Friday the tenancy support lady said) :lipsx:  Also they have coughed up the money for running the heaters when they left us without heat and the ruined food  :)
Light will hopefully be done Fri first thing - then I have a meeting with the tenancy support lady to hopefully collect the other electrical stuff (if not delivered before then) and to go through the complaint form ???
Poor Toby was really poorly with his tummy at one point but he seems settled now  :-[

He can't really do much tonight as it need looking at more as its from somewhere behind the hot tank :o
He says that it will be fine over-night but to speak to works supervisor in the morning and see when they
can get someone out to find where its coming from as it looks like a pinhole leak somewhere :(

OMG got back from paying bills and getting food in to find two workmen here from housing :o
We got NO WATER and no heating and nought - from what I can gather the hot tanks got to be swapped and the cupboard enlarged :(
Workmen gone to get parts so will ask them exactly what is being done when they get back as was out when the boss came with them :-\

Workmen have finally gone at 4.30pm ;)
Heating and hot water back on just the odd electrical jobs tomorrow AM
(new kitchen light for one that got drowned and wiring in the brand new
emersion heater they decided to instal us) :)
Just waiting for hot water to heat up properly now (via boiler) as obviously
its got heat from stone cold :-\

Fingers crossed the new hot tank and cupboard fixed the leak yesterday - electrician is due anytime soon to finish off then halogen oven is coming later one way or another :)

PLEASE fingers crossed nought else goes wrong  :lipsx:

OMG someone else in the street has the leak now electrician has gone off to do it  :bolt:

Well everything bar new emersion heater is DONE :)
As we need full wiring done they booked us for 4th Jan for the best electrician to do
the emersion heater wiring feed as we gotta have boards up and we trust him not to
leave the house in a big mess + he requested them assign it too him after the hassles
we had lol ::)

We have a GREAT 5ft flourescent tube now in kitchen which is BRILL :D
And also LOOK they finally replaced everything that wasn't safe to use for being
drowned with chemicals  :yup:

I did start to have a leak through the ceiling.........but the wife shouted at me and told me to use the toilet.... :s:

Than all is well in your little world for now... that's something you'll probably only use in summer when you don't want the boiler lit because it costs so much more to run anyway.  :yup:

Just christening the new deep fat fryer for lunch today - egg and chips for us :D

Kinda relieved the worst is over but still kinda nervous about any future work but
given we know we got the top electrician coming 4th Jan 12 we alot more relaxed ;)

Not looking forward to it being done as floorboards need up but still got top electrician on the job ;)
He said it will be alot better than the work to correct the flood/leak damage :o

It's a lot easier with a dog than a cat... a cat would be straight under the floorboards given half a chance!

Magic was a bloody nightmare while they were fixing out leak - he's just got to know what's in the hole...  ::)

It's a halogen oven Kitty :)
They replaced the 3x items we couldn't use after they drowned them :)
Used it too cook ALL the Xmas meats and good grief it saved us loads of money ;)
£1.50 in leccy for 6.5hrs of cooking in it and if had used gas oven it woulda been £7 :o
OMG even mum loves theis new one ;)
